This agreement is between Allambee Property Pty Ltd trading as Amaroo Escape, for the holiday rentals known as Amaroo Escape at 438 Curricabark Road, Coneac NSW 2422, and the guest named on the booking. Any breach may result in immediate eviction without refund, or cancellation of the booking.
Bookings and payment
By using our online booking system, Cloudbeds, you also agree to their terms. The person who makes the booking is the registered guest; every guest must register at check-in. Rates are per tent, per night, in Australian dollars and include GST where applicable. Payment is by Visa or Mastercard. A 1.8% surcharge applies to credit-card transactions. A 25% non-refundable deposit is due at booking. The balance is due no later than 40 days before arrival and will be charged to the card used at booking. Bookings made inside 40 days are charged in full at the time.
Check-in and check-out
Check-in from 2pm. Check-out is strictly 10am. Early arrival or late departure is at management discretion, requested at booking and confirmed the day before.
Cancellations
More than 90 days' notice: 25% of the booking total. Between 30 and 90 days: 50%. Less than 30 days: 100%. Cancellations are not accepted on the day of arrival or after check-in. A booking may be rescheduled with 90 days' written notice, to a date within 12 months, subject to availability and any rate increase. An administration fee of $100 applies to any variation or cancellation. Direct bookings only — third-party bookings follow the agent's policy. We strongly recommend travel insurance.
Bond, damage and conduct
A $250 security bond is pre-authorised before arrival and released within seven days of inspection after check-out. Guests are responsible for damage, breakage, extra cleaning and undeclared extra guests. Parties are prohibited without written permission. A noise curfew applies from 10pm to 8am. Children are not permitted. Pets are not permitted. Smoking and vaping are not permitted anywhere on the property. A maximum of two adults per tent.
The stay
There is no mobile reception, television or WiFi at the tents. A signal is often available at the front gate, weather permitting. The complimentary side-by-side UTV requires a signed waiver and may be withdrawn in poor weather or if safety instructions are ignored. Speed limit on the property is 10km/h. Close all gates. This is a working farm. The last stretch to the tents is about 300 metres of maintained dirt and gravel road, 2WD accessible with care.
